Design Considerations:
High density of affordable units on small lot
Egress balconies create light and air from both sides of units
Commissioned as off-site affordable housing to satisfy the Santa Monica requirements of affordable housing for a market-rate development, this project building was a joint effort by market rate and affordable housing developers. With 47 units, the central courtyard open space provides the open space requirements and with open walkways above, brings light and air to both sides of each unit. Community room and case-worker offices are at the street façade and offer line-of-sight views to the open courtyard space for better resident management.
